Examples of non-obvious solutions that were better than the obvious ones:

  • Did you ever think you knew what was wrong with your car but the mechanic instantly found the real problem and solved it?
  • Did you ever think you knew what the doctor would say but her diagnosis and treatment were different?
  • Were you ever sure you knew how to fix your computer but the computer expert knew the real solution?
  • Well, it’s the same with avoiding foreclosure. The obvious solutions aren’t always the best solutions.

For example, the obvious solutions to avoid foreclosure are:

Bringing the payments current.

  • But, if I had the money, I wouldn’t be behind.

Selling your house outright.

  • But, the value went down and I can’t bring tens of thousands to pay off the loan. Plus, I can’t afford commissions and closing costs.

Getting the bank to modify my loan.

  • But, they would have to slash the payments in half, and I’d still owe way more than the house is worth. It could take 5 to 10 years for the house value to come back up to what I owe.

Bankruptcy?

  • But, bankruptcy wrecks your credit and you still have to make your mortgage payment if you want to keep your house and not lose it to foreclosure anyway. Your mortgage payment may actually go up!

So what to do?

The Short Sale Solution

A short sale is a dignified and financially advantageous way for homeowners to avoid foreclosure.

The lender accepts an amount SHORT of the amount owed and usually forgives the shortfall.

Therefore the underwater homeowner SELLS their home and doesn’t LOSE their home.

The lender usually pays all the seller’s expenses including Realtor commissions and closing costs. In most cases the seller has no out of pocket expenses.
